Maintenance Plans
Basic Plan - One Home check-up every Six Months (filters, leaks, small fixes up to 1 hr) $20/mo or $200/yr
Standard Plan - Quarterly checkups + priority scheduling for small repairs - $40/mo or $400/yr
Premium Plan - Quarterly checkups, 10% off labor, and same-week service - $60/mo or $600/yr
NOTE: These plans cover regular home checkups and small fixes — the little things that keep your place in good shape. If something bigger comes up, I’ll always give you a clear quote before doing any extra work. Materials are not included in these prices; only labor and home maintenance stuff, like bulbs and filters, are factored in.
Flat Rates
Estimates are $100. Your estimate fee will be credited toward your total if you choose to move forward with the work. This helps cover travel and time while keeping our prices honest and fair. Estimates may be 50 if you live within 20 miles.
Hourly Work- Any additional time needed $45/hr for residential
Drywall Patch (small holes) - Patch, sand, and touch-up paint $140
Room Painting (10x10) - Labor only, paint supplied by client $250
Light Fixture / Ceiling Fan Install - Includes removal of old fixture $150
Door/Lock Repair or Install Replace hinges, handles, or alignment $50–$150
Minor Plumbing Repair - Faucet, toilet, or small leak fix $50–$200
Seasonal Maintenance Checkup - Filters, seals, gutters, safety check $100
NOTE: Residential rates apply to homes and small rental properties. Commercial Clients call for pricing and rates.
All Prices include labor only up to 1-2 hours of work. Parts and materials are billed separately at cost.
Services we DO NOT cover
Electrical work that involves new wiring, breaker panels, or major electrical changes.
Plumbing work that requires cutting into or replacing main lines.
Roofing services (repairs, replacements, or leaks).
HVAC (Heating & Air) repairs or installations.
Appliance repair (washers, dryers, refrigerators, etc.).
Major remodeling or structural work (additions, framing, or load-bearing changes).
Septic system or gas line work. Tree removal, stump grinding, or large-scale landscaping.
Pest control or mold remediation.
Window or door glass replacement.
NOTE: If a job requires a licensed electrician, plumber, or roofer, I’ll always be upfront and recommend a qualified local professional. My goal is to make sure the work gets done safely and right — even if it’s not by me. If the work is more then I can handle then I will also be upfront and tell you.
