Maintenance Plans

Basic Plan - One Home check-up every Six Months (filters, leaks, small fixes up to 1 hr) $20/mo or $160/yr
Standard Plan - Quarterly checkups + priority scheduling for small repairs - $35/mo or $300/yr
Premium Plan - Quarterly checkups, 10% off labor, and same-week service - $50/mo or $400/yr
NOTE: These plans cover regular home checkups and small fixes — the little things that keep your place in good shape. If something bigger comes up, I’ll always give you a clear quote before doing any extra work.

Flat Rates

Estimates are $20. Your estimate fee will be credited toward your total if you choose to move forward with the work. This helps cover travel and time while keeping our prices honest and fair

Basic Service Call - Covers first hour of work & inspection $75-100
Hourly Work (after 1st hr)- Any additional time needed $20/hr for residential and $30/hr for commercial
Drywall Patch (small holes) - Patch, sand, and touch-up paint $60-$140
Room Painting (standard size) - Labor only, paint supplied by client $100–$450
Light Fixture / Ceiling Fan Install - Includes removal of old fixture $75–$150
Door/Lock Repair or Install Replace hinges, handles, or alignment $60–$130
Minor Plumbing Repair - Faucet, toilet, or small leak fix $75–$150
Seasonal Maintenance Checkup - Filters, seals, gutters, safety check $150 residential and $200 Commercial
NOTE: Residential rates apply to homes and small rental properties. Commercial rates cover offices, shops, and multi-unit properties. Prices include labor only — parts and materials are billed separately at cost. Free estimates available on all jobs.

Services we DO NOT cover

Electrical work that involves new wiring, breaker panels, or major electrical changes.
Plumbing work that requires cutting into walls or replacing main lines.
Roofing services (repairs, replacements, or leaks).
HVAC (Heating & Air) repairs or installations. Appliance repair (washers, dryers, refrigerators, etc.).
Major remodeling or structural work (additions, framing, or load-bearing changes).
Septic system or gas line work. Tree removal, stump grinding, or large-scale landscaping.
Pest control or mold remediation.
Window or door glass replacement.

NOTE: If a job requires a licensed electrician, plumber, or roofer, I’ll always be upfront and recommend a qualified local professional. My goal is to make sure the work gets done safely and right — even if it’s not by me.
